With excavation and the foundation wall footings installed prior to our first snowstorm, we were able to protect them from the cold and install the foundation rebar and forms during breaks in the weather. During a break between the storms the concrete foundation walls were poured and in place before the big blizzard hit.
Concrete foundations need to be cured for 3-4 weeks before pressure from backfilling or structures above are installed. While the deep snow impacted scheduled site work, the storm recovery and snow melt occurred during this curing period. Right now, we are probably about 2 weeks behind the original construction time schedule, due to the weather.
The Town foundation inspection is scheduled for March 16, and we will start to backfill and grade the interior lower-level space. Once completed we will start the plumbing waste piping and indoor electrical conduits for the lower level.
We have been initializing all the details for the mass timber beams and flooring as well as the structural steel. We are anticipating the steel installation and arrival of the mass timber package in early to mid-April. The wells for the geothermal system will be installed after the rough grading of the site, and we then will start on the advanced septic system and other site services.
We are hoping that winter has finally left us and that material systems arrive on time as we will continue to come “up out of the ground.”
